OUR SERVICES

Tenant Find Service

This service is for landlords who wish to manage the property, but will require assistance in finding suitable tenants.

1. Internal and external photographs of your property, advertise on Celtic Lettings, rightmove.co.uk, findaproperty.com. primelocation.com and any other on-line portal we may use from time to time.

2. Market your property in the local media.

3. Arrange a viewing of the property with the potential tenant(s).

4. We take care of the referencing checks.

5. We can arrange an inventory service. This will be at a small additional cost if property is furnished.

6. Prepare a tenancy agreement.

7. Collect a deposit from the tenant and a minimum of one months rent. Our fees will be deducted as agreed in the landlord contract.

8. Arrange a standing order for future rent collected.

9. We are not responsible for the management of the property. The landlord is solely responsible for the safety of your property and the tenant.


Rent collection service

This will include everything in the tenant find service plus:

1. We will collect and pay the rent to your bank monthly, deducting our fees as agreed with you.

Full management service

This includes the tenant find service and rent collection service plus:

1. We will be responsible to carry out any maintenance and repairs using our nominated contractors.

2. Property visits and report any problems to you the landlord.

3. Inventory service.

4. Custody of deposits under (the deposit scheme)

5. Serving notice at the end of the tenancy agreement

Inventory

All our inventories are thorough, accurate and will include information regarding tenants responsibilities.

It's vital that an inventory is carried out, in order to avoid misunderstandings at the end of a tenancy. We can arrange to prepare an inventory and schedule conditions. This will be at an additional cost.

Checking-In
This is undertaken at the beginning of a tenancy, and will include:

1. Full check of inventory

2. Metres read

3. Handing over the keys

4. Provide a summary of the condition and cleanliness of property

5. Tenants signature

Checking-Out
This provides a comparison against the original inventory:

1. Final metre reading

2. Handing back the keys

3. Check the cleanliness of the property

We can also carry out an inspection of the property half way through the tenancy agreement. Inspection intervals will vary depending on the length of the agreement.
