Presentation Tips

First impressions count – make sure your property is clean and tidy! Neutral colours are always best and painted walls are easier to maintain than wallpapered – consider redecoration of affected areas.

The interior and exterior of the property should be in good decorative order. Consider replacing worn or carpets with bold colours or patterns – this needn’t be too expensive nowadays – we have the contacts! Remember to remove as much ‘clutter’ as possible and gardens should be neat and tidy and if a lawn mover is provided it is likely to be used!

All items within the property should be in a good condition and recently serviced if necessary.

If possible, gas and electrical appliances should have instructions for use with them (these can often be downloaded from the internet). Nowadays it is generally expected that ‘white goods’ are supplied by the landlord. If you have service agreements and guarantees for any appliances keep these safe in your possession. Likewise keep any service agreements for burglar alarms safe and up to date (or we can do this for you).

We will provide you with a fast assessment of your property from a tenant’s viewpoint and suggest any changes we think necessary to ensure that your property let quickly. Through our list of approved suppliers we are able to arrange contractors who can carry out any agreed refurbishment quickly and at a reasonable price. We are also able to source ‘white goods’ at trade prices.

Better presentation and quality of your property, fixtures and furnishings will be reflected in the achievable monthly rental.

In our experience as landlords ourselves, tenants who move into a ‘nice property’ tend to look after it as their own during the term of their tenancy! Not only is a well-presented property attractive and easier to rent, but also the standards set from the outset are those that we will seek to be maintained through the course of the tenancy and presented to us by the tenants at the end!
