Tenancy Agreement

Celtic Lettingss will prepare the tenancy agreement – usually in the form of an Assured Shorthold Tenancy (AST) in accordance with the Housing Act 1988.

An AST details the areas of responsibility between you, the landlord and Celtic Lettings, confirming to all parties who is liable for what in connection with the property.

The AST also clarifies what can or cannot be done to the property and which party is responsible for repairs, maintenance and utility charges.

The minimum initial tenancy period is for 6 months. The legal minimum notice period that can be served to tenants to vacate a property under assured tenancies is generally 2 months (should the agreement allow early termination) and this must be given even in the case of a fixed term tenancy which is due to expire.

Tenants should also be aware that any tenancy agreement entered into is a binding legal agreement for the term agreed. We make every effort to ensure that the lease agreement which we would require you to sign prior to your taking up the tenancy, is in your possession at least 24 hours before your signature on the document is required.

The lease agreement is normally accompanied by our tenant’s notes, which, whilst not a legal document, nonetheless, do expand somewhat on the tenancy agreement and outlines the procedures which we ask you to follow to ensure a successful tenancy.

It is essential that you thoroughly read and understand all of the clauses contained within the tenancy agreement prior to commencement, as there are many obligations that you will be expected to understand and abide by contained within this contract.
